On-site inspection was performed by the renovation contractors and our sales staff, about 15 people participated. It took about an hour to check and take measurements in room. Furthermore, we did remotely connect with our construction team in Japan to receive real-time advice regarding the renovation.

On-site Inspection After Property Acquisition
When we buy a condominium in Japan, the construction team of our company gets in contact with the contractor. After that, they will do on-site inspection in a basic step by step.
Therefore, there was no chance for me to attend the on-site inspection on the basis of sales staff, this is my first experience of “field survey going”, that is why I was constantly surprised.
The property we inspected this time is approximately 10 years old.
In Japan, they buy most condominiums on the assumption to be fully renovated, so I was surprised to acquire a property in such excellent interior condition.
The market of condominium in Thailand, seem that they don’t have “resale property” when compared to Japan. For this reason, they don’t just buy condominiums on the assumption to be renovated, they also buy them for a partial renovation.
Additionally, many properties were affected by the major earthquake that struck Myanmar in last April. While there were no structural issues with the buildings themselves, closer inspection often revealed cracks in the interior walls.
In addition to repairing these areas, we conducted detailed discussions with our renovation contractor. We carefully considered whether doors and fittings requiring repair, bathroom fixtures, and accessories could be replaced, as well as the placement and number of lighting fixtures, all while focusing on “how to make the property more attractive” and appealing to potential buyers.
After that, the renovation contractors proposed several renovation plans along with preview images. Most properties are completed in about two months from the start of construction. During the renovation, our sales team visits the property several times to review progress and confirm the status with the contractor.

Through on-site inspection and detailed discussion with the contractors, it was a precious opportunity to learn the renovation direction and key points for maximizing the property’s appeal. We will continue to leverage this experience as we strive to transfer properties of even greater value.
