Foreclosure Property Market in Thailand
Same System, Different Reality
When I was working in Japan, foreclosure properties felt relatively familiar to me, and I had a good understanding of the entire process, from bidding to renovation by our company. However, after coming to Thailand, foreclosure properties began to feel much more distant. So, what are the differences between foreclosure properties in Thailand and Japan?
In Japan, foreclosure properties are characterized by a high level of transparency based on well-established systems. The materials disclosed by the court are highly detailed, allowing bidders to review property valuations, legal rights, occupancy status, and outstanding debts before making a decision. Although interior inspections are generally not possible, the available documents provide extensive information about the property. In contrast, foreclosure properties in Thailand come with far more limited publicly available information. If buyers wish to learn about the condition or details of a property, they are generally expected to visit the site and investigate it themselves. While such properties may appear attractive in terms of price, careful consideration must be given to issues such as eviction procedures, renovation costs, and resale potential.
Through my research, I found that although both are foreclosure properties, there are significant differences in the amount of information available to bidders, creating a very different overall atmosphere. While I have not personally participated in a foreclosure auction in Thailand, it seems to me that the practical burden is lighter in Japan, where procedures are carried out through courts and related institutions, compared to Thailand, where much of the process relies on direct communication between the parties involved. I feel that these differences strongly reflect each country’s culture and approach to business practices.
