You Won’t Know Until You Go: Key Points for On-Site Visits
When we receive an inquiry about selling a property, we first provide a preliminary appraisal based on the photos and information provided by the customer.
If the customer is satisfied with the initial estimate, we then visit the property in person to assess its condition and surrounding environment before presenting a final purchase price.
In this article, we will share insights into “the on-site visit process”.
The condominium which we visited this time is located about 30 minutes by train from central Bangkok. Just one street in from the station, we found ourselves in a quiet residential neighborhood.
The unit had a typical Thai layout, with the kitchen located near the entrance and a central living area. Compared to other units, it offered a more open view, which left a very positive impression
We also check the common areas, which are essential for the appraisal. Swimming pools are a standard feature in Thailand, and this condominium had two—one on the ground floor and another on the rooftop. In addition, it offered unique facilities such as a BBQ area and a spacious party area, making it particularly appealing compared to other condominiums.
After this, we conduct a reassessment and present a formal appraisal value. In Japan, it is sometimes possible to assess a property without visiting the site, based on documents such as floor plans and building specifications. However, in Thailand, such materials are not always readily available. Therefore, visiting the site in person and obtaining accurate information is essential to providing an appropriate appraisal value.
Leveraging the reliable information obtained on site, we will continue to conduct careful and sincere appraisals for each property.
